New homes aren’t clean inside the walls. This 2022 build had drywall dust, wood scraps, and a discarded coffee cup in the basement duct run. The builder’s rough-clean had missed the HVAC entirely. Two golden retrievers, one long-haired cat, and a return grille at floor level: the camera showed a mat of hair woven through the first three feet of flex duct (the ribbed, flexible tubing common in townhomes). Standard vacuuming at the register wouldn’t touch it. We removed the grille, used Abatement Technologies tools to agitate the hair loose, and extracted it through a sealed port. Airflow at the register improved from 42 CFM to 91 CFM, which we measured and noted in the job record.
Mold Staining in a Ranch Near Plum Grove Road
The homeowner noticed a musty smell when the AC cycled on. Our camera found dark staining on the evaporator coil housing and the first few feet of downstream duct, consistent with past condensation issues. We cleaned the affected surfaces with mechanical agitation, applied an EPA-registered sanitizing agent from Guardsman per manufacturer protocol, and documented the treatment in writing. The “after” photos showed clean metal and a dated application record the homeowner could keep for any future home sale.
Collapsed Flex Duct in a Split-Level Near Higgins and Barrington
The master bedroom had been cold for three winters. Our scope camera found a 12-foot section of flex duct crushed where a storage box had been pushed against it in the crawl space. We re-supported the line with proper hangers, sealed the tears with mastic (a thick, permanent sealant, not tape), and cleaned the accumulated debris from the collapsed section. The room reached set temperature for the first time since the owners moved in, and the photo record showed the crushed “before” and the restored “after.”
Layered Grease and Dust in a Kitchen Vent Run Near Golf Road
Cooking grease from a ventless range hood had combined with dust over fifteen years to form a tacky, gray coating inside the kitchen’s dedicated exhaust duct. The camera showed the stuff flaking off in sheets. We used a two-stage process: solvent-free degreasing agent to break the bond, then mechanical brushing and negative-pressure extraction to remove it. The “after” photos showed the original metal color, and we noted in the written record that this run would need inspection again in three years rather than the standard five.
